The real estate market in Tokyo moves very fast. People who act quickly achieve the best results.

Listings available today are likely taken within a few days, sometimes the same day. The better the listing, the sooner it will be taken.

If you see a listing you like, schedule a viewing or inquire for more information.

AtHearth recommends you to go on apartment viewings ASAP before they are gone.

Apartment Search Timeline

A good rule of thumb is to start your search seriously about 1.5 months prior to desired move-in.

Here is a quick customer timeline.

Depending on your situation, you might want to start earlier than one month. If you have pets or have very specific location needs or other requirements, the process may take longer.

If you are currently living outside of Japan, we recommend planning on renting an Airbnb or some sort of temporary housing for at least 1 month.

If you already live in Tokyo, we understand that your current apartment may require you to give a minimum of 1-month notice before you move out. Most landlords require new tenants to move in about three weeks after the application is submitted.

Given everything, we generally recommend that the best time to start apartment-hunting is about 1.5 months before your desired move-in date.
