AI has arrived in real estate. JLL reports adoption among investors and owners jumped from 5% in 2023 to 88% in 2025 — a 17x increase in 24 months. Every team is using AI in some form: Microsoft Copilot, ChatGPT, in-house GPT wrappers, point solutions for ESG. But there's a gap between using AI and running real estate on AI. Today's AI in real estate is borrowed — from generic chat interfaces, horizontal productivity tools, and narrow point solutions. None of it is shaped around how real estate work actually happens: lease review, portfolio modeling, property research, IC memos.
The pattern is the same one that's played out across every document-heavy industry. Salesforce didn't win pharma — Veeva did. SAP didn't win construction — Procore did. Generic horizontal AI won't win real estate. Vertical AI built specifically for real estate will. The teams that win the next decade won't be the ones using the most AI tools — they'll be the ones whose work happens inside an AI workspace built for real estate. That's the gap Henric closes.
Founded in late 2025 by Rufus Wågert and Leonard Landsberger in Stockholm, Henric is now closing its first design partners with leading Nordic real estate companies and building toward its pre-seed round.
