1) Submit the General Intake Form:

2) After the Intake form is Submitted and Property is accepted by Ryna:

We will send over a Listing Agreement between the Head Tenant and Ryna to be signed.

Ryna will mark up your base rent between 20%-25%, once a Sub Tenant is found, you will receive the base rent each month and Ryna will take the remainder as a service fee.

3) Listing

Once the Head Tenant and Ryna have signed the Listing Agreement, Ryna will reach out with items to upload to put forward their listing.

After these items are submitted and approved by Ryna, they will be listed on the website within 24 business hours

4) Sub Tenant Search

While we search for your Sub Tenant, we will send over weekly updates on inquiries, and applications for your property.

We will also send you a link to your listing where we encourage you to post on your own social media to get interest.

Ryna asks the Sub Tenant for the following:

5***) Sublease Agreement Signing***

After a Sub Tenant is found, and financial documents are approved by Ryna, Ryna will send a Sublease Agreement over to both Sub Tenant & Head Tenant to sign.

In total, you would will have signed 2 agreements:

a) Listing Agreement, which is the agreement between Ryna and the Head Tenant for consent to list the unit.

b) The Sub Lease: this is a Sublet agreement between yourself, and the current tenant.

The Head Tenant is required to sign the Sublet Agreement within 24 hours of receiving it.

6) Payment

The Sub Tenant is required to make a payment equal to two months of rent after signing the agreement, which will be applied to their first and last month term at the property as well as a $500 furniture deposit which will be refundable at the end of the term if all items are returned in the same condition.

Once Ryna receives the payment, an email will be sent out to the Sub Tenant and Head Tenant acknowledging the Sublease Agreement and outlining next steps.

Payment for the first month’s rent will be held by Ryna until the Sub Tenant receives their keys, then it will be transferred over to the Head Tenant within 5 business days.

Ryna will hold the last month’s rent and transfer it to the Head Tenant in tandem with the last month of the lease term.

Ryna will collect rent from the Sub Tenant on the 15th of each month. It takes 5 business days for the money to be transferred to Ryna’s account and another 5 business days for Ryna to transfer the funds to the Head Tenant’s Account. The goal is to have payment to the Head Tenant by the 1st of each month so they can paid they Landlord.
