Seasonal Technical Maintenance Inspection

Process Description	Seasonal technical maintenance inspection performed twice per year — once in April (post-winter check) and once in September (winter readiness check).
Purpose	Identify structural wear, system failures, and safety risks before each major season. Protect the property, guests, and warranty compliance.
Scope	Full exterior and structural inspection, systems testing (electrical, plumbing, heating, ventilation), fire safety, pest check, and documented reporting of all findings.
Frequency	Twice per year: April and September.
Material / Tools Needed	Phone for photos, Guesty app access, Damage & Maintenance Report Form.

Always open the Guesty checklist before you start. Read through every task first so you know what you are inspecting. Do not rely on memory.
This is an inspection, not a repair job. Your role is to look, test, photograph, and report. Do not attempt to fix anything yourself.
Photos are required in several steps. Always have your phone ready and take clear, well-lit photos of anything you inspect or report.
Report everything you find, even if it seems minor. Use the Damage & Maintenance Report Form immediately. Small issues left unreported can become costly problems.
Warranty compliance matters. Some inspection areas (particularly the facade joints and seals) are tied to the property warranty. Missing or skipping these steps has consequences beyond the property itself.
April and September are different. Some steps have specific notes for each season. These are marked APR or SEP throughout. Read them carefully — what you are looking for changes depending on the time of year.
Check off tasks in Guesty as you go. Do not mark the overall task complete until every item is done and all findings are reported.
