The process of purchasing property under Freehold is organized into several stages to ensure complete legal security. At the initial stage, the parties sign a Preliminary Investment Agreement, which details the obligations of both the seller and the buyer. The final title deed is registered to the buyer’s company (PT PMA). Since we work individually with each client in our segment, we tailor the most optimal acquisition path for every buyer, taking into account legal nuances and preferred payment methods. Regarding taxation, we use a proven optimization structure: the transfer of land ownership is officially registered, while the villa’s development is recorded as construction initiated by the buyer. This significantly reduces the tax burden, which standardly amounts to 5% for the buyer and 2.5% for the seller. Should the client or their legal counsel have further questions, our Commercial Director is always available to join a call and discuss all details personally.
Agency commissions are included in the price. The seller's tax is also included; however, the buyer is responsible for their own tax obligations. Once there is a serious lead, we can discuss the specific deal structure and the final tax liabilities based on that arrangement.

All our villas are built on land with Freehold ownership for 80 years with subsequent renewal, which is legally defined as Hak Guna Bangunan (HGB). This is the most secure and comprehensive form of property ownership available in Bali.
The land is categorized as R-3 (Perumahan Kepadatan Sedang), meaning it is designated for medium-density residential housing. This ensures more space and privacy for residents. Its proximity to key infrastructure—such as cafes, restaurants, and the beach—makes it highly attractive for both living and renting.
To conduct commercial rental activities in Bali, a PBG certificate (building and operation permit) is required. Our project has already secured this certificate, and the SLF (Certificate of Functional Adequacy) will specify the Pondok Wisata license, which officially authorizes short-term tourist rentals.
