Purpose of Company

This proposal is for the establishment of a company, to be called Company Investments (or a name agreeable to both partners), which is a 50% - 50% partnership between John Smith and Jane Doe. The partnership exists to purchase and resell distressed properties and foreclosures, buy lots and develop raw residential land for resale, and act as general contractor for home purchases where Jane Doe is sales agent and buyer desires home improvements and modifications. (When an investor is involved, profits will be split three ways after investor costs have been recovered.)

Market Statistics

Charleston is an exploding market, currently one of the top 10 fastest growing markets in the country. Charleston metro area was rated nationally as one of the Top 20 cities with the highest rate of population growth from 2014 to 2015. The tri-county Charleston area gains an average of 48 additional residents daily, an increase from 2015. Economic forecasts from the Charleston Metro Chamber of Commerce estimate there will be more than 20,000 new jobs created in the next two years.

Charleston is now the second most popular destination for movers, according to United Van Lines annual movers study. The Millenial population of Charleston has grown by over 58% from 2000-2012...higher than Nashville, Denver, Austin, and Houston. According to the Company Carolina Association of Realtors, home sales are up 21% since last year. And experts warn a housing shortage may be ahead. Now REALTORS say it's a seller's market, as there are fewer homes available. And they're selling faster."Sales have gone up, and prices have gone up as sales have increased," said Nick Kremydas, CEO of the Company Carolina Association of Realtors. "The combination of increased sales and historically low interest rates cause buyers to have a little more incentive to get into the market." Prices have also increased slightly, but there are fewer homes to meet demand. "Company Carolina is on the verge of a housing shortage," Kremydas said. "We have five years of historically low building permits being issued." In today's market, we have about a 5 month supply of homes.

Partner Duties and Responsibilities

Jane Doe, acting as General Partner, will serve in the capacity of locating, evaluating, and negotiating transactions, with full consent and input from John Smith and investor partners. Jane Doe, when licensed and selling homes, will also offer purchasers optional services including acting as general contractor overseeing bidding, customer approvals,  completion of projects, and payment of subcontractor fees from funds placed in escrow with title company handling purchaser's settlement.

John Smith, as Co-owner, will handle his area of expertise to include web traffic exposure, print marketing materials, connection with potential investors, and rendering advice and suggestions on project opportunities. Should John Smith get his real estate license, Jane Doe will mentor him and work some transactions jointly. (This may end up being a partnership/team as well.)

Background

Jane Doe is a successful and polished professional with over 25 years experience in residential real estate brokerage and land development. He earned a Bachelor's Degree from Washington and Lee University, a Master's Degree in Christian Counseling from Capital Bible Seminary, and military service as a Lieutenant in the United States Army Infantry (and is a 20% disabled Honorably Discharged Veteran.) Active in his local church, respected for his utmost integrity and high ethics, he is known as one of Charleston's best "connectors." He is able to equally connect with all rank and file of people--from major corporate executives, to city and country planning departments,  to property owners living in the most humble of abodes.

Other credentials include being a top national real estate speaker, Board of REALTORS president, and a superlative networker (winning a state award from Business Networking International and an award as Best Chapter Leader for Great Business Networking here in Charleston).

His extensive background includes residential real estate sales and brokerage, marketing, residential land development, home building and construction, flipping properties, locating potential projects, negotiating with owners, dealing with engineers and planning firms, working with county and city planning and zoning offices, speaking in support of projects before planning and zoning committees, televised hearings, working in conjunction with builders and specialty contractors and subcontractors, and locating end users for projects.

Doe's successful career includes co-owner and marketing director of a successful residential brokerage and land development firm, as well as owner and broker of his own residential brokerage and land development company. He was directly involved in all phases of land development from locating possible projects to contract negotiations, financing, working with engineers on design, working through local and state approval processes, as well as sales and marketing of lots to individual and corporate purchasers.

He was involved in the development of more than 12 residential communities (waterfront and inland) and more than 300 lots, a commercial office park, and a multi-family housing project. He acted as consultant for a shopping center development as well as retreat and conference center. He is currently consultant for an ongoing commercial project that will result in 70 approved commercial acres directly across from a major Tanger Outlet Center.

In addition, he was involved in numerous spot lot projects, the speculative building of 12 homes, and management of multiple rental properties. His last investment projects in Maryland resulted in the rehabbing of  homes and creation of multiple lots that resulted in over $1,000,000 in profits in 18 months.
